MY CREDIT IS A LITTLE SCREWED AND I AM CURRENTLY LOOKING FOR APTS WIT NO CREDIT CHECK OR MAYBE WEBSITES WHICH SPECIALIZE IN HELPING PEOPLE WITH BAD CREDIT GET APROVED FOR APT. keep getting denied by various management companies

Yep, just have to call around and see which rental companies will allow you to put a larger deposit down to compensate for your bad credit. Many of them will do this. Hopefully you have the extra money :(

I%26#039;m a Landlord.



I would suggest you take a different tact.



#1 not all properties are handled by property managment companies. The managment companies will be less flexible or willing to work with you if you dont meet their specific criteria.



As a landlord I have never understood why any managment (private or company) expectects excellent credit from renters.



Renters would buy if their credit was perfect.



If someone%26#039;s credit is really bad, we require a first, last and deposit.



We structure our contract to state that if a rent payment is not paid by the 5th, the last months rent payment will then be applied.



The tenant than has 3 days to reimburse their last months deposit or they will recieve a 30 day notice. In Ca we dont need to state reason for 30 days notice.



My renters with credit issues understand they are a risk and that this is an equitable way to give the landlord assurance and the tenant a chance.... None of my tenants under this arrangement has caused me to have to serve notice or evict. When they give me 30 days written notice I apply the last mos rent.



Approach the Landlord by being straight about your credit. Dont give the excuses....we%26#039;ve heard them all.



Ask them if they would consider an arrangement that would provide them a greater peace of mind and give you a chance and then offer the above arrangement as an equitable consideration.



They dont want to evict or have $ issues. Show them how this maybe structured to help you both. win wins are always good.
