I am just finishing my post graduate studies and have only ever lived in student accomodation or with my parents. I don%26#039;t currently have a job but i will need somewhere to live when i finish in september. Will i need to have an employer to provide a reference first? Will i pass a credit check? I only have student debts and haven%26#039;t failed to pay anything.

Chances are you will have difficulty renting a flat without a job. The rule of thumb is that you need a gross annual salary of at least 2.5 times the annual rent. This is what most referencing companies and letting agents will go by.

The question I would ask is how are you going to pay the rent without any income?

The easiest way to do this is to have your parents act as guarantors on the tenancy. They will be responsible for paying the rent in the event that you fail to do so. As long as your parents have a reasonable income, this will be fine.

The other option is that most agents will allow you to rent as long as you pay several months rent in advance (usually at least 6 months) but obviously this is a risk for them as if you get to 6 months and don%26#039;t pay any more rent, this becomes a problem so many agents will be weary of letting you do this without some sort of guarantee that you will leave after 6 months or have some form of sufficient income.

I was in a similar situation. If you check out local newspapers and find an individual rather than a proper letting company its easy. Some letting companys will let you do it but you have to provide a garauntor (sorry, can%26#039;t spell!) who will pay your rent in case you don%26#039;t! Good luck and happy house hunting!

Depends on your landlord, but be prepared to pay, or maybe offer to pay, a hefty deposit to the leasor to show you are trustworthy. MONEY TALKS!

Follow the advise the others have given you some private landlords don%26#039;t want references, an employer will usually give some sort of housing reference when you have a Job. As for credit check Have you been naughty? ie did you default on any loans credit cards, not paid bills etc you can get yourself a credit check with experian it wont cost much about a few pounds and will let you know whether your in a good situation. Avoid some of the we can give you your credit rating sites they cant, the banks etc-go to the likes of experian and then make up their own minds according to there own criteria. One alternative is to be a lodger but this often means swapping your own familly for someone elses and you pay them more, they very often dont do extensive credit checks. I really didnt like this option but it was necessary at the time. House shares ala student days can often work too

As a landlord, I wouldn%26#039;t rent you a flat without references, nor would any reputable landlord, so if you are offered one, beware!

However, from what you say, you shouldn%26#039;t have any trouble. You obviously have a good credit record, and parental support is also very valuable. Good luck.

What abject nonsense some people do talk. Honestly, you%26#039;ll be fine getting a place to live, if you%26#039;ve never rented before just go to a letting agent who will run a credit check and ask you to pay 4-6 weeks rent as a deposit.

Or rent from a private landlord who will often be happy to take a reference from your student landlord or even your parents to let from them, and only pay a private landlord a month%26#039;s rent as a deposit and a month%26#039;s rent in advance.

Some of the folks above seem to live on a completely different planet from earth, honestly 3 months rents as a deposit? I don%26#039;t know whether I%26#039;d laugh in a landlord%26#039;s face or punch them in it if I was asked for that much.

Most letting agencies require reference, Character, employers and bank.

If you was to be accepted, be prepared for a high rental deposit!!
